Brookmeade Sod Farm sells 3 types of turf that all do well in the Central Virginia Area. The Turf Type Fescue is available all year, Zoysia and Bermuda are only harvested when out of dormancy, depending on the ground temperature, usually May thru October.
BSF also sells Sod Quality seed that matches our Fescue.
Turf Type Tall Fescue - Available All Year - Cut Fresh Daily
Brookmeade carries its own blend of South Anna Turf Type Tall Fescue. This special blend of seed contains 90% turf type tall fescue with a blend of approximately 10% blue grass. A cool season grass, Fescue grows best in the Fall and Spring. Fescue will root when temperatures are above 32°. Tall Fescue is a broader-blade grass and slightly coarser texture than Kentucky bluegrass sod. Tall Fescue sod is moderately drought and shade tolerant and performs well throughout Virginia. Although not recommended it is perfectly ok to install Fescue on ground that is frozen. Once it thaws- it is more moisture for the grass. Fescue is adapted to a wide range of soil conditions and management programs. This is a sun loving grass, needing 4-5 hours of direct sunlight. This sod is harvested to one square yard, 16” x 81” and rolled up to the size of a large cinder block and normally weighs approximately 40lbs per roll.
Bermuda Grass - harvested to order May* thru September 1st
Trans Continental and Vamont Bermuda available this year- a warm-season grass that is available up until September 1st. Many refer to Bermuda as "Wire Grass". It has runners that grow sideways and is very aggressive, it will invade your gardens and neighbors' yard. It is best adapted for areas in the South Central Piedmont and Coastal Plain regions. It is more drought and traffic tolerant than Fescue, requires full sunlight, and grows most actively in the summer months. Bermuda is high maintenance, requiring mowing 3x a week. It is not recommended for homeowners. It functions well on lawns, golf courses, athletic fields, and other areas where excessive winter traffic is not anticipated. BSF harvests by the square yard, sprigs or plugs only when out of dormancy.
Zoysia Grass

Our Meyer Z-52 Zoysia is a thick lush grass that also goes dormant in the winter months. While thick and lush in the summer, once it is dormant it is dry and brittle. All grass needs water, Zoysia is more drought tolerant than Fescue. Requiring less maintenance than the Fescue. It functions well on lawns and moderately trafficked recreational areas where excessive winter traffic is not anticipated. It can be harvested by the square yard, or by the plug. The Zoysia plugs are approximately 1.5" in diameter. Most of them are separated, although you may have to pull some apart. YOU do not have to cut them apart. They are not anything like what you can get in the mail. Plugs planted 12” on center - the plugs will grow together as an established lawn in 3-4 years. Planting them closer together does not cut the time needed to get established. There are approximately 300 plugs to a box. Zoysia has gone to sleep for the season, it will be available again in the Spring.
Professional Grade Fescue Seed
We sell Sod Quality Seed that matches the Turf Type Tall Fescue that we sell all year. The Department of Agriculture requires that all seed labels list all ingredients. Our seed is certified by the state of Oregon to be free of “other crop seeds” and “weed seed” – in other words our seed does not contain any weeds. It has a germination rate of approximately 93.5% rate.
